Nestled in the scenic locales of Punta Mita in Nayarit, Mexico, Kupuri House is a standout project by the nationally acclaimed Modica Ledezma office in collaboration with the Mexico City-based firm Central de Arquitectura. Punta Mita, a peninsula on Mexico’s Riviera Nayarit, is famed for its pristine beaches, lush landscapes and vibrant marine life. The exclusive resort destination is known for its luxurious private villas, world-class golf courses and upscale resorts. The natural beauty of Punta Mita, with its panoramic ocean views and diverse ecosystems, provides an idyllic backdrop for the Kupuri House.

The partnership between Modica Ledezma, led by Hector Modica and Carlos Ledezma, and Central de Arquitectura under the direction of Jose Sanchez, reflects their mutual commitment to creating architecture that resonates deeply with its environment - both natural and cultural. Their shared design philosophies and expertise are evident in a project that thoughtfully integrates contemporary structural elements with the surrounding natural landscape, prioritising sustainability through the use of local materials and climate-responsive design. This single-family vacation home exemplifies how architecture can graciously interact with its natural setting, not merely blending in but enhancing the experience of the environment it inhabits.

Kupuri House is strategically positioned to make the most of its stunning location. Situated on the third line of view of the Pacific Ocean, the house is oriented diagonally towards the bay to maximise ocean views. This design choice is fundamental to the project’s philosophy, which prioritises natural vistas and environmental harmony.

The house features a distinctive structural language characterised by a robust concrete base that provides containment and stability. Above, a wooden roof supported by a perimeter concrete plinth offers both shelter and aesthetic appeal. The interior layout is innovative, with carefully curated furniture pieces acting as dividers instead of traditional walls, creating flexible spaces and an open living design.

The architectural program of Kupuri House is designed to accommodate two main bedrooms situated at opposite corners, each with unobstructed views of the Pacific. These private retreats are connected by a central social area that encourages communal activities while maintaining individual privacy. The bedrooms on the upper level offer panoramic sea views, while those below enjoy picturesque views of the landscaped gardens.

The architects have, furthermore, skillfully integrated natural materials into the design of Kupuri House. Recognising the need for cooling in a coastal environment, they included two swimming pools: one facing the garden and another designed as a sundeck with a scenic view of the Pacific. These pools not only provide relief from the heat by way of function and influencing microclimate but also enhance the property’s exclusivity and high-end allure.
